Completely exceeded our expectations. Firstly Paul is a great host and warmly welcomed us and armed us with lots of useful information about the local area. The room was lovely, full of character but with all the mod cons. Comfortable bedding, big fluffy towels and a powerful shower. Superb breakfast cooked to order - high quality ingredients and excellent service. We booked last minute and had expected somewhere simple just to stay for one night and ended up having a really lovely night away. Would definitely stay again if looking for somewhere in the area.

Location was perfect , breakfast was a good choice but thought manager on first 2 days was overwhelming and muddled last day today was perfect - room was good with fridge quiet on a whole but was waken by door and outer door from 5am we were in 301 - good sized bed good shower etc maybe double glazing may help - a problem when you live in country and hear nothing too - staff were friendly in a whole and attentive

Lovely friendly staff who were super helpful, lovely soft bed linen and nice bathroom
Sun shone in September which helped. Dog friendly beach which we loved, others may not. Ice cream van on beach. Super cafe/shop and restaurants just off the beach. Handy for Bideford & Appledore both worth a visit.

Instow is exceptionally dog friendly.
Instow is exceptionally dog friendly. We have German Shepherds and as anyone who owns them realises how much breed prejudice there is against them - not in Instow! They were accepted wholeheartedy. It was wonderful and refreshing

Beach full of dog walkers every day so it spoilt our stay because we could not walk bare foot or paddle as dog weeing everywhere, so we had to drive to find a beach to use. Had we known we would not have booked this hotel. Good food in local pubs and nice people. Instow Arms and The Boathouse.

Lovely, dog-friendly beach with several nice pubs and restaurants plus a great deli. The sunsets over the estuary are truly glorious, especially whilst enjoying a wonderful meal on the roof terrace of The Boathouse restaurant.
